Richardson Grove Historic Structures Report

This HSR was provided for the Department of Parks and Recreation, North Coast District. The structures were built in several phases, including an addition by the CCC in the 1930¹s. These buildings have a rustic imagery, well suited to their setting in the redwoods. Field survey work, HABS photo documentation, measured drawings, and architectural research were completed. The sequence of construction was determined and then recommendations for rehabilitation measures were developed.

Knight Foundry Historic Structures Report

This historic (California Landmark and National Register of Historic Places) 1875 water powered metal foundry and machine shop is being evaluated as a central element of a small "gold rush" town in the Sierra Foothills. The client is the Knight Foundry Corporation, a non-profit organization. Knight Foundry is an assembly of 15 structures listed as one of the "11 Most Endangered" by the National Trust for Historic Preservation in 1996. A historic structures report has been finalized including HABS documentation. Building analysis and "preservation" recommendations are being provided. The recommended upgrades will soon be implemented. The Knight Foundry Corporation is also receiving assistance from our firm in the planning and operation of the organization. The property has received various grants including Save America's Treasures Fund, Getty Conservation Grant, and California Cultural & Historical Endowment.

River Street Gardens

Garavaglia Architecture conducted a inventory of historic structures, prepare the site, relocate selected buildings, and rehabilitate the structures. The renovation of the buildings took place in two distinct parts: the first being the rehabilitation of the shell of the buildings, and second, the interior improvements to serving retail tenants. As part of this phase Garavaglia Architecture has incorporated ADA requirements in a manner sensitive to the historic fabric of the district. Based on the Secretary of Interior's Standards for Rehabilitation and the State Historical Building Code, the renovation of the buildings will allow the development group to pursue the Federal Tax Credits. Our firm coordinated the submittal of the necessary documents to the SHPO for the eventual inclusion of the individual buildings and the entire district to the National Register. This historic preservation project exemplifies an ability to manage numerous code, social, financial and functional issues at one time and effectively communicate them to unaligned parties finding overall consensus.

Loomis Fruit Packing Building

Re-use Study - This study, in conjunction with an economics study, required a thorough field survey and supporting CAD documentation of an historic 40,000 square foot wood frame and metal skinned building. It is located on a prominent location in the Town of Loomis, outside Sacramento Once the field research was completed and the building surveyed, an analysis of the State Historical Building Code and the Secretary of the Interior's Standards for Rehabilitation was undertaken which compared the benefits of utilizing the historic building code as a component of the adaptive reuse strategy against UBC requirements. Finally, Garavaglia Architecture developed a number of reuse concepts within a range of renovation budgets to provide the town of Loomis with the widest options for preservation and reuse of this important structure. Many of the reuse concepts included the use of agricultural imagery, including green house structures, and grain silos to compliment the building's historic character and provide an innovative solution to the complex issues of existing structural limitations and the requirement for conditioned space for retail reuse.

Ghirardelli Annex / Ghirardelli Buildings / Medico- Dental Building

All four of these National Register unreinforced masonry buildings needed complete facade restorations. Each required cleaning and painting, repair and reconstruction of lost architectural elements, window reconstruction, etc. Also remodeling of interior spaces to upgrade the building was undertaken. During the restoration work documentation was maintained for the federal Tax Credit applications. Working with the SHPO's office, Mr. Garavaglia assisted the owner in acquiring the credits.
